A term over 30 years is an exception; a bank may grant it to only 10% of new mortgages.
How the mortgage payment is calculated
- Loan amount = property price − own funds.
- Monthly payment (annuity) = loan × i / (1 − (1 + i)−n), where i = yearly rate / 12 and n = number of months. We use one rate for the whole term; after the fixed-rate period ends the payment is worked out again.
- Interest for a month = remaining balance × i; the rest of the payment reduces the principal.
- LTV = loan / property value. At most 80%, as a bank’s exception up to 90% (NBS Measure No. 10/2016, § 7).
- Term at most 30 years, longer only as an exception (§ 6 of the same measure).

Frequently asked questions
What is the monthly payment on a €100,000 mortgage in 2026?
At the average rate of 3.73% over 30 years, the monthly payment is €461.98; over 25 years €513.04 and over 20 years €591.85. If the rate were 1 percentage point higher, the 30-year payment would rise to €520.44.
How is the monthly mortgage payment calculated?
A mortgage is repaid as an annuity: the payment stays the same during the fixed-rate period, only the split between interest and principal changes. Payment = loan × i / (1 − (1 + i)^−n), where i is the yearly interest rate divided by 12 and n the number of months. At first most of the payment is interest, towards the end most of it is principal.
How much of my own money do I need for a mortgage in Slovakia?
As a rule at least 20% of the property value, because the National Bank of Slovakia (NBS) limits the loan to 80% of the value (the loan-to-value ratio, LTV). A loan of up to 90% of the value is an exception a bank may grant only to a limited number of clients. The value is the lower of the purchase price and the price in the valuation report (znalecký posudok).
What is the longest mortgage term?
30 years. A bank may grant a longer term to only 10% of new mortgages in a quarter (NBS Measure No. 10/2016, § 6). A longer term lowers the payment but raises the total interest paid.
What happens when the fixed-rate period ends (refixácia)?
At the end of the period the rate is fixed for, the bank offers a new rate and the payment is worked out again from the remaining balance over the rest of the term. The calculator also shows the payment at a rate 2 percentage points higher. It is worth comparing other banks’ offers before the rate is reset.
Is a shorter or a longer fixed-rate period better?
A shorter fixation suits you more when you expect rates to fall; a longer one gives you the same payment for longer. When assessing the loan, the bank works out the payment at a rate 2 percentage points higher (at most 6%) for a fixation of up to 10 years, and 1 point higher for a longer one.
What is the average mortgage rate in Slovakia?
The average rate on new housing loans in Slovakia was 3.73% for August 2026 (NBS statistics). A particular offer depends on the bank, the length of the fixation, the loan compared with the property value, and whether you have an account or insurance with the bank.

Limitations
- We use one rate for the whole term; the real payment is worked out again at every reset of the fixed rate.
- Some banks charge interest by the actual number of days in a month and round payments up, so their payment tends to be a little higher (in Prima banka’s payment table, for example, by 0.3–1.5%).
- Fees (arrangement, valuation report, land registry entry), property insurance and payment protection insurance are not included.
